Do I need planning permission for a new septic tank?

In most cases a new septic tank or sewage treatment plant falls under permitted development — no planning permission needed. However you do need Building Regulations approval and, if discharging to a watercourse, an Environment Agency permit. Your installer handles all of this.

What’s the difference between a septic tank and a sewage treatment plant?

A septic tank partially treats wastewater and discharges the remainder to a drainage field. A sewage treatment plant fully treats wastewater to a higher standard. Since 2020 treatment plants are required where surface water discharge was previously used — your surveyor will advise.

Will a failing septic tank affect my house sale?
