The questions we hear most

How fast can you attend if we're exchanging?
Priority slots are usually available within 48–72 hours. If you're in the final week before exchange, tell us when you book — we escalate exchange-pending surveys ahead of routine work. Report turnaround on priority jobs is 48 hours after the visit.
Is the report suitable for my solicitor / mortgage lender?
Yes. Every report is written to conveyancing standard — clear findings, photos, explicit 2020 GBR compliance call, and a remediation budget if required. Solicitors and valuers accept our reports as evidenced compliance.
What if the tank fails the inspection?
The report includes a remediation budget and a recommended remedy (e.g. replacement, drainage field upgrade, permit application). You can then either (a) ask the seller to fix or reduce the price, (b) commission the remediation quote from us separately, or (c) walk away with the facts. We don't pressure — a survey is a diagnostic.
Do you need access to the inside of the property?
Usually no — most of the inspection is outside, at the tank, chambers and drainage field. Internal access is only needed if we need to trace specific run pipework or confirm a concern raised during the external inspection. We agree access requirements at booking.
What if the system is buried / we can't find the tank?
Very common. Our surveyors are experienced at locating buried systems using site plans, drain-tracing techniques and visual cues (vent pipes, inspection covers, grass patterns). If the tank genuinely cannot be located within a reasonable attempt, we'll say so on the report — and recommend next steps.
