Most homeowners come to us for one of six reasons. All six are handled end-to-end by our network.

System failing

Tank backing up, overflowing, sewage on the surface or a drainage field that's no longer soaking away. Often reveals decades of deferred maintenance.

House sale compliance

Your solicitor or buyer's surveyor has flagged a non-compliant system. Sale is blocked until the issue is resolved — either by replacement or by a remediation plan.

2020 General Binding Rules

Direct discharge to surface water (a ditch, stream or river) from a septic tank is illegal. Fines up to £100,000. Fix is usually a sewage treatment plant or a proper drainage field.

New build or extension

Off-mains site where you need a correctly sized compliant system from day one. Includes building regulations sign-off and Environment Agency paperwork where required.

Upsizing / added occupancy

New bedrooms, loft conversion, annexe or a larger family has pushed the existing tank beyond its design capacity. Symptoms usually appear within 6–18 months.

End of life

Concrete tanks from the 1970s/80s are often past their serviceable life. Signs: corroded baffles, cracked walls, root intrusion, crumbling access covers.

What drives the price

Why quotes vary from £8k to £20k+

Four factors account for most of the price difference between a straightforward £10k install and a complex £20k+ project. Understanding them upfront helps you spot unrealistic quotes.

FACTOR 1
Soil & ground conditions

Clay, rock or high water table dramatically increase groundworks. A straightforward percolating site can be half the cost of a clay-heavy one.

FACTOR 2
Access

Tight driveways, gardens behind the house or long cable/pipe runs add days to the install. No excavator access = hand-dig = significant labour.

FACTOR 3
System type

Treatment plants are ~£3–5k more than septic tanks. Reinforced tanks under driveways add £800–£1,500. Pumped systems need electrical work.

FACTOR 4
Permits & reinstatement

EA permits, building regs fees, tree protection, reinstating paving or tarmac, and disposing of the old tank all add to the headline figure.

What the 2020 General Binding Rules require

Since 1 January 2020, UK homes with off-mains drainage must either: (a) discharge to a drainage field via a correctly sized septic tank, or (b) use a certified sewage treatment plant. Direct discharge to a watercourse from a septic tank is no longer permitted — and is an offence carrying fines up to £100,000.

Every replacement we match is designed to meet or exceed these requirements. Where a permit is required (sewage treatment plant to watercourse) the specialist handles the Environment Agency submission as part of the project.

The questions we hear most

How long does a replacement take on site?
Typical domestic installs take 3–5 working days on site once the groundworks start. Add 1–6 weeks for permits and building regulations where required. Complex sites (clay soil, tight access, extensive reinstatement) can run to 7–10 days.
Can I stay in the house during the install?
Yes — foul drainage is usually unavailable for 1–3 hours at a time during pipework cut-overs, but the property remains habitable throughout. Your specialist will agree cut-over times with you in advance. Full decanting of the house is almost never necessary.
Do I need planning permission?
Most domestic replacements on the same footprint fall under permitted development and do not need planning permission. A building regulations notification is usually required. Environment Agency permits apply only where a sewage treatment plant discharges to a watercourse. Your specialist handles all of this as part of the project.
What happens to the old tank?
Concrete tanks are usually emptied, broken up and either crushed in situ and backfilled, or removed off site. Old polyethylene tanks are removed intact and recycled. Disposal of any residual waste is handled by a licensed carrier and documented on your completion pack.
Will the ground ever look the same afterwards?
Yes, within a season or two. Expect fresh topsoil, reseeded lawn or new turf laid at completion. Driveways, paving and decorative finishes are reinstated like-for-like — any finish beyond that (e.g. a full new lawn or new patio) can be added to the scope by agreement.
Does the quote include VAT?
All quotes from our matched specialists are presented with VAT shown separately. The £8k–£20k range on this page is exclusive of VAT unless noted. Your written quote will always state the VAT position explicitly.
Is there a warranty?
Yes. Tank/plant manufacturer warranties typically run 15–25 years (structural) and 2–5 years (mechanical parts on treatment plants). Installation workmanship is warranted by the installer — typically 12–24 months. All documentation is included in your handover pack.
